Nationwide Recruitment Service has an exciting new role for a first class business based in the Midlands.  Our client is a leading health and social care business, currently looking for an inspirational and motivated Surveyor.

As a regional surveyor, you will lead on all aspects of property management across a portfolio of homes.  Deliver an industry-leading service to the operator that is both professional and focused to ensure the residents and colleagues within the homes are safe.

Provide industry leading building maintenance, property capital expenditure and asset management.

Provide a responsive, professional, and helpful service to operations.  Looking to be proactive as possible to minimise property related issues within the care homes.

Ensure the homes are fully compliant with all relevant legal and statutory PPMs.

To work with the Property Services Manager to operate a planned preventative maintenance system for all property assets, plant, and equipment.

Plan and implement works as approved and programmed at each site, giving direction, as necessary, to each home's maintenance operative.

Where appropriate manage contractors to ensure subcontracted work is completely on time and sensitively.

Plan and undertake regular inspections of the homes ensuring all homes have the required level of support needed to deliver the works.

To follow processes and procedures in the delivery of capital works at the homes and on a need basis project manage refurbishments and/or other essential capital improvement projects

Undertake annual budget surveys to set CAPEX requirements for the coming financial year.

Work closely with the Health and Safety team wherever appropriate but specifically related to Fire Risk Assessments.

To regularly check maintenance records within the homes and ensure compliance

Undertake regular spot checks to various equipment, rooms, services (e.g., water temperature controls, COSHH compliance et cetera) to identify areas that require immediate action/attention.

To exercise control over property expenditure in line with budget whilst also ensuring required standards and quality are adhered to. 

To provide planning and specialist advice to operations teams.

Ensure full legal compliance and final sign off for all property works carried out in the homes.

To be the point of contact and initiator or proposer of actions on area property matters with all external bodies - local authorities, CQC, insurance inspectors, third party consultants et cetera.

The role will require the successful surveyor to have the following:

Building Services qualification, or Hard Services Facilities Management Qualification.

Educated to degree level or equivalent experience.

RICS or similar qualification.

IT literate to include the use of Microsoft Office.

Experience in building/ maintenance.

Understanding of what is required to successfully deliver CAPEX expenditure.
